Four steps from first search to signed closing

Buying a home in the US follows a predictable sequence. Knowing the order keeps you from paying for surprises.

Get your finances in order

Pull your credit reports from all three bureaus at AnnualCreditReport.com, pay down revolving balances, and avoid opening new accounts. Lenders look hardest at your credit score, your debt-to-income ratio and your documented reserves.

Get pre-approved, not pre-qualified

A pre-qualification is an estimate. A pre-approval means a lender has pulled your credit and reviewed your income documents, and it carries real weight with sellers. Apply with two or three lenders within a 45-day window so the credit pulls count as one inquiry.

Choose a buyer's agent

Interview at least two. Ask how many transactions they closed in your target area last year, how they handle multiple-offer situations, and exactly how they are compensated. Get the representation agreement in writing before you tour.

Search and tour with intent

Narrow to a handful of neighborhoods and visit at different times of day. Check commute times yourself during rush hour, and look at the roof, the electrical panel and signs of water intrusion rather than the staging.

Yes. Searching listings, saving favorites, requesting tours, contacting agents and using our calculators are all free for consumers. We are compensated by partner brokerages and advertisers, never by you.

Are you a real estate brokerage?

No. American Homes Online is a marketing and referral platform. We do not act as a broker or agent in your transaction, we do not hold earnest money, and we do not provide legal, tax or appraisal advice. All brokerage services are performed by independently licensed professionals in your state.

How often are listings updated?

For-sale and rental inventory refreshes multiple times per day from participating MLS and brokerage feeds. Despite that, a listing may occasionally be under contract before the feed updates — always confirm availability with the listing agent.

How accurate are your home value estimates?

Automated estimates are a starting point built from public records and recent comparable sales. They cannot see your renovations, your condition or your views. Treat them as a range, and get a licensed agent's opinion or a formal appraisal before making decisions.

Do you share my information with multiple agents?

No. When you submit a request we connect you with one matched agent for that inquiry. We do not sell your contact details to lead aggregators. You can see exactly what we collect and request deletion at any time through our Privacy Policy.
